How It Works?

Here is a quick rundown of how Flat Fee MLS works and how it is different than traditional brokerages:

Real estate commissions may cost 5 to 6% of the purchase price in the Chicagoland area. Usually, half is received by the broker that lists the home, and the other half goes to the agent that brings the buyer. With Falcon Living Flat Fee MLS program, you pay a one time low listing fee of $299 ($199 for rentals) to list your home eliminating the listing broker commission. The buyer’s agent fee portion will be paid ONLY IF an agent procures a buyer for your home. If you (the seller) find a buyer, you pay 0% commission.

To list your home you will need to fill out a property profile and a listing agreement, which we will send you. Your property will be listed within 4 business hours after we receive the necessary paperwork. You can cancel your listing at anytime with no obligation or cost. What is the difference between a traditional full service broker and your flat fee service?

A traditional full service broker will help you determine a selling price, list your home on the MLS, schedule showings and negotiate the sales contract on your behalf. For these services you may pay 5% or 6% of the sales price upon closing. This commission is split 50/50 with the buyer's agent if the buyer has an agent. Otherwise the listing broker keeps the whole commission. Our flat fee program offers you a way to list your property on the same MLS for a flat listing fee of only $299. In exchange, you assume most of the duties traditionally performed by the listing agent. If an agent brings you a buyer, you pay only the buyer's agent portion of the commission you offered at closing. If you find the buyer yourself, you pay NO commission at all.

Why choose a flat fee brokerage instead of a traditional one?

When your property is placed on the Multiple Listing Service, real estate agents that subscribe to the service in the area will have instant access to the property information. Most Realtors who want to list your property show you a flashy presentation about their marketing plan. However, the majority of properties are sold by cooperating MLS agents, and NOT by the listing agent? Most listing agents let the MLS and buyer agents do the work. What is MLS?

MLS is short for Multiple Listing Service. It is a database which allows real estate brokers representing sellers under a listing contract to share information about properties with real estate brokers who may represent potential buyers. It is pretty much the “real estate market.” Only members can list properties on MLS.

Is this the same MLS other agents use in Chicago and the surrounding suburbs?

Yes, the Multiple Listing Service of Northern Illinois (MLSNI) is one of the largest databases of its kind in the country and most widely used in Chicago and the surrounding suburbs.

Will the MLS really help me sell my home?

Yes, to sell your home you have to let people know it's on the market. MLS gives you exposure to over 50,000 real estate agents and the buyers they represent.

Why list on the MLS?

You get immediate exposure. Most properties in Illinois are sold through an MLS listing. Over 70% of buyers use a real estate agent when looking for a home and real estate agents use the MLS. Research has shown that properties listed on the MLS sell faster and for a higher price than properties sold “For Sale by Owner”. Plus, advertising on a major newspaper every week can be exponentially more costly than listing on Flat Fee MLS while getting more visibility on MLS as opposed to a newspaper. Who will see my listing?

Do you get any commission for listing my property?

No, we receive a flat fee of $299.

What is the “Buyer Agent's Commission”?

The Buyer Agent's Commission is the amount you are willing to pay a real estate agent that brings you a qualified buyer and is paid to the Buyer Agent at closing. This amount should be competitive with other listings in your area if you want to take full advantage of the MLS. These commissions may range between 2% - 3% of the selling price in the Chicagoland. The buyer agent commission is decided by the seller.

How do brokers know that I am offering a commission?

The commission offered is posted to the MLS. All brokers know what you are offering by looking at your MLS listing.

How will I be contacted?

In the MLS under showing instructions, it will direct all REALTORS® to call your phone number. However, the MLS will not give seller or showing information to any other website. On, and others it will prominently display whatever brokerage company that you list with.

Do real estate agents boycott flat fee listing?

No. Some REALTORS® may tell you that to scare you or try and get your listing. On the MLS, your listing looks like every other listing. Only the commission being offered to the buyer's agent is displayed on the MLS, not the commission going to the listing broker. Real estate agents are sales people and they are concerned with what you are willing to pay them not what the listing broker is getting paid.

Can I cancel my listing at any time?

Yes, you can cancel at any time. Unlike other listing services, we DO NOT charge a cancellation fee.

How soon can I get listed?

We generally post the listing on the MLS within 4 business hours after receiving the necessary paperwork from you.

Can I still sell my home “By Owner”?

Yes, if you find a buyer on your own, you pay absolutely NO commission. If you sell a buyer that is not associated with an agent, there will be no commission.

What is the “Minimum Level of Service” law in Illinois?

Illinois passed a law requiring listing agents provide a minimum level of service to their clients. The listing broker (including flat fee brokers) must accept and present all offers that come in for their client’s property and be available to you throughout the closing process for questions. If we receive an offer on your behalf, we will notify you via phone immediately then email or fax a copy of the offer to you.

What if I want to change information in the listing?

If you want to make a change to your listing like price, description, commission and other details, simply send us your request via email or fax. Your listing will be updated within 24 hours.

Do I still need a real estate attorney?

We strongly recommend that you use a real estate attorney in all real estate transactions. The attorney will assist you in reviewing signed contracts, protect your rights and represent you at the closing.

Does Falcon Living hold earnest money?

No, you must make arrangements with your attorney or some other third party.

Can I also list For Rent?

Yes – If you want a separate rental listing it can be done for $199.
